The Property Prospecting Agent

An agentic system that finds homeowners likely to want landscape or pool design work, scores their properties from licensed data and aerial imagery, and runs direct-mail campaigns — for landscape design-build firms that are excellent at the work and terrible at consistent prospecting.

What it does: ingests licensed property records (recent sales, value, lot data), scores each property's "landscape opportunity" using computer vision on aerial imagery, generates honest concept visuals, and queues personalized direct-mail campaigns — with a human approving every campaign before a single piece mails.

Why direct mail, why aerial imagery?

Landscape design-build owners are the definition of knowledge-rich and time-poor: booked for months, no time to prospect, feast-or-famine pipeline. Email and cold calls to homeowners are dead channels and legally hazardous. Physical mail to a well-chosen home, with a concept visual of that actual property, is the channel that still works — if the targeting is smart. That's the agent's job.

The design decision worth stealing

The obvious flashy feature — a photorealistic render of "your backyard with a new pool" — turned out to be the wrong feature. Street-level imagery never sees backyards, so a photorealistic backyard render would be fabricated, and presenting an invented photo as someone's own yard is a genuine truth-in-advertising exposure. The redesign: pools live on the aerial view as accurate site-plan overlays drawn on the real lot; photorealistic rendering is reserved for the front yard, where real imagery exists.

That's the kind of call an agentic build lives or dies on — and exactly the kind of thing a chat window will never flag for you. Honest systems compound; clever ones get sued.
